Why Renovating a Historic Home in New Orleans Takes a Specialist


A contractor who works in Dallas or Atlanta is not solving the same problems. Six conditions specific to Orleans Parish drive nearly every decision on a historic renovation here.

Humidity and rainfall

New Orleans takes roughly 62 inches of rain a year with sustained high humidity. That combination drives rot in sills, window sash and floor framing. Those are the three things most likely to be quietly failing in a home built before 1940.

Hurricane season

Storm season runs June 1 to November 30. Dry in milestones get scheduled around it, and wind borne debris standards apply to every opening we specify or restore.

Soil subsidence and elevation

Deltaic clay causes chronic settling in pier and beam homes across Uptown, the Irish Channel and Bywater. Much of Orleans Parish sits at or below sea level, so substantial improvements trigger FEMA base flood elevation review and an elevation certificate.

Formosan termites

Formosan subterranean termites are endemic to the parish and swarm in May. In pre war housing stock, concealed framing damage is the norm rather than the exception, which is why we open selective inspection points before pricing.

HDLC and Vieux Carré review

Exterior work in a local historic district requires a Certificate of Appropriateness from the Historic District Landmarks Commission, or the Vieux Carré Commission in the French Quarter, before the Department of Safety and Permits at 1300 Perdido Street will issue a building permit.

Materials you cannot buy off the shelf

Original old growth cypress and heart pine cannot be matched with stock lumber. Sourcing salvage from local architectural suppliers is part of the scope on almost every project we run off Magazine Street or St. Charles Avenue.

Where you do stay, we set dust containment, defined site hours and protected walking paths, and keep a working bathroom and kitchen available as long as the schedule allows.


  • Is it cheaper to renovate a historic home in New Orleans or build new?
